Inserted in a property of 4 hectares, close to the town of Tolfa, precisely Monti della Tolfa, reachable on foot in about ten minutes, we offer a stone farmhouse from the late 18th century early 19th century. The Monti della Tolfa are articulated on one of the oldest volcanic systems of Lazio, located north of Rome towards the border with Tuscany constitutes the Maremma Laziale.
In the area there are still remains of prehistoric, Etruscan, Roman and medieval settlements. The territory of the Tolfa Mountains offers numerous attractions of historical and archaeological interest, the sea suitable for swimming, both rocks and sand, is only 14 km away and can also be reached by bus. Nearby is Lake Bracciano, thermal establishments and SPA.
For the tourist the biggest center of interest is Rome which is only 70 km away, easily reachable by car (A12 motorway), by train, by bus. Fiumicino airport is 40 km away and the port of Civitavecchia is 14 km away.

The renovation of the farmhouse has preserved the original style and construction character, making restoration and repair work on the Trachite (local stone), with which the building was built. Even the choice of materials and colors used reflect what is typical of the architecture of the time.
The internal distribution has remained mostly the original one, maintaining the large spaces, the intended use of those rooms that originally had the function of stables has been changed.
The farmhouse has been renovated into five independent housing units equipped with kitchenette or kitchen and bathroom; among the common areas a kitchen of about 50 square meters equipped with a chimney with extractor, a living room of about 80 square meters, two bathrooms, a veranda of about 60 square meters, a canopy that houses the outdoor fireplace, the oven, the woodshed, finally a parking area and garden of 650 square meters.

The property is served for the heating system by two independent technical rooms each equipped with a boiler. The hydraulic system is connected via a circuit breaker to the municipal aqueduct. The electrical system is independent and protected for each individual housing unit. All housing units are equipped with a telephone and TV line and interconnected with an intercom. Rainwater (roof and yard) is collected by a network and conveyed into the ditch in the area.
The internal/external windows are in chestnut essence made by a local craftsman. All accesses (windows/doors) are protected with grates and gates made with “buttoned eye”.


The property lends itself to being used as a B&B, to rent rooms, or simply as a personal home where you are immersed in nature, surrounded by green woods, where you can relax and disconnect from city life.
